A Daytona Beach, FL motel can fund a room refresh in two parts: equipment financing for what can be carried out of the room, such as case goods, mattresses and television packages, and a term loan for other movable room and lobby furnishings. Fixed flooring, bath work and lobby construction are excluded. Neither part touches the mortgage. Working one floor at a time keeps most rooms bookable during the work.
An article from Marblepark Funding in Daytona Beach, Florida on splitting a motel refresh between equipment financing and a term loan, phasing the work and the records a partner reads.
Case goods, television packages and movable flooring: what a room refresh includes
A room refresh is a list of objects with a price on each one, and the list decides the funding. Case goods are the wooden pieces: headboard, nightstands, dresser, desk and luggage rack. Soft goods are the mattress set, drapes and bedding. Television packages and removable mounts can be itemized by model. Modular floor tiles, freestanding bathroom accessories and lamps are movable too; fixed flooring, bath work and wired lighting are excluded.
| Item | Per room | Total |
|---|---|---|
| Case goods: headboard, two nightstands, dresser, desk and luggage rack | $2,150 | $77,400 |
| Mattress set, drapes and bedding | $690 | $24,840 |
| Television package and removable mount | $1,050 | $37,800 |
| Modular vinyl floor tiles | $1,380 | $49,680 |
| Freestanding bathroom accessories and lamps | $420 | $15,120 |
| Per room / all 36 rooms | $5,690 | $204,840 |
| Lobby furniture | - | $11,500 |
| Movable front-desk counter | - | $9,800 |
| Lobby floor lamps and removable wall panels | - | $6,200 |
| Whole refresh | - | $232,340 |
In that sketch, $151,540 is movable equipment (case goods, soft goods, television packages and lobby furniture). The other $80,800 covers additional movable floor tiles, bathroom accessories, a freestanding front-desk counter and lobby furnishings. Keep soft goods on a separate quote line so a partner can decide how to treat them; fixed property work is excluded.
County Business Patterns counted 147 establishments under hotels (except casino hotels) and motels, NAICS 721110, in Volusia County, FL in 2023. Each supplier quote should identify the movable items and their prices; fixed room and lobby construction are excluded. The hotels and motels page lays out the county lodging figures and the equipment questions behind them.
Movable FF&E funding that sits outside the property mortgage
A motel with a mortgage on the property does not have to refinance it to pay for new rooms. The refresh can be funded beside the mortgage, in two pieces that match the split above:
- Equipment financing for the movable $151,540: the case goods, soft goods, television packages and lobby furniture serve as the collateral, item by item from the vendor quotes.
- A term loan for the additional $80,800 of movable floor tiles, bathroom accessories, a freestanding desk counter and lobby furnishings on the supplier quote; fixed room work is excluded.
Illustration only, invented figures: for the movable $151,540 package, the 60-month example uses an annual rate of 9.75%. Monthly payments are about $3,201, producing $192,070 overall and $40,530 of interest. The additional movable-furnishings piece over 48 months at 11.25% is about $2,098 a month, $100,711 in all, including $19,911 of interest. Together that is about $5,299 a month for the first four years, before the shorter loan ends.
Read the mortgage before adding anything. Some mortgage documents restrict other liens on fixtures or require the holder's consent for new debt, and that is a question for the mortgage holder and the motel's own advisers. Marblepark Funding does not arrange mortgages, refinances or commercial real estate loans; the property loan stays where it is.
Phasing the work floor by floor to keep rooms bookable
Taking the whole motel out of service for a furnishings replacement means a stretch with no room income at all. Working one floor at a time keeps 24 of the 36 rooms, or 66.7%, available to book while suppliers install equipment in the other 12. It also spreads the spending into steps that funding can follow:
| Phase | Rooms out of service | Spend in the phase |
|---|---|---|
| Ground floor | 12 | $68,280 |
| Second floor | 12 | $68,280 |
| Third floor and lobby | 12 | $95,780 |
| All phases | - | $232,340 |
Case goods are made to order, and a vendor may ask for a deposit long before delivery. Illustration only, invented figures: a 50% deposit on the ground floor's case goods is $12,900. Carried on a line of credit for 56 days at an annual rate of 12.5%, that draw costs about $247.40 in interest, and it is paid down once the equipment financing for the phase funds at delivery.
Phasing has a cost of its own: three deliveries, three installation visits and a crew that comes back. Ask each vendor to price the job both ways before choosing.
Occupancy records and bank statements a lender reviews
A partner reviewing a motel request reads the property's own records first. A file that answers the opening questions in one pass holds:
- Monthly occupancy and average daily rate reports from the property management system, for at least the last full year.
- Business bank statements for the same months, so room revenue in the reports can be traced to deposits.
- The vendor quotes for case goods, television packages, lobby furniture and movable floor and bathroom items; fixed property work is excluded.
- The current mortgage statement and any equipment leases already in place, so a partner sees every payment the motel carries.
- For a branded property, the franchisor's improvement plan and its deadline.
Owner-run motels with no staff on payroll keep the same records. Nonemployer Statistics counted 160 traveler accommodation businesses without paid employees in Volusia County, FL in 2024 (NAICS 7211); for an owner who runs the desk alone, the bank statements carry most of the story.
With the quotes and statements together, the request form takes the amount, the use and the time in business. Marblepark Funding passes the file to funding partners, and each partner reviews and decides on its own terms.
